Move-Out Inspection and Checklist

Hi Guys! I hope everything is going well for you as you are winding down from ur work and studies!

Since some of you will be moving on, here are some MOVING OUT directions:

We need you to make sure you have an opportunity to request a return of your security deposit, by making sure you give me back the house the same way I originally gave it to you: in satisfactory, clean, tidy, and good condition. If you decide to forfeit your deposit, let me know and I will hire a maid and my handyman, to clean the room and common areas for you. If you decide to clean your room yourself, you must work with everybody else to clean your portion and to get an inspection going for you.

We have the following checklist that you will need to make sure you coordinate cleaning with everybody else on:

And since you are moving out of your old room, please give our property manager back the key - he will come by to pickup. He already plans to do a move-out inspection of your room and the common areas, on or around your move-out date, when the new resident moves in. So, let's stay in good communication about the key exchange process for you.

In the Move-out Inspection, my property manager will make sure the common areas and your personal areas are clean and he will let me know if I can release your deposit back to you.

During the Inspection, or before you leave the house / rooms, take pictures of what you cleaned, so you have proof and I know what you did. This is for your own protection.

After you send me the pictures, I will give you my feedback. I am very strict about the following areas:

1) The toilet bowl:

The toilet lid needs to be lifted and all around the toilet bowl and on the side of the bowl, needs to be clear from mildew, mold, or any other stains. Here is a great product to use, that will help to get rid of toilet bowl hard water or lime stains -

2) The bathtub walls, floors, and basin / tub - they must be clear of all mold, mildew, and stains. Here are some great products to use, to help you scrub the surface areas:

And when u use the magic eraser to scrub the bathroom floors, tub and tiles, use the chemical to help dissolve the scum or stains by letting it soak for a while before applying pressure. Please use the scrubbing bubbles WITH the magic eraser to get rid of the mold, mildew, scum, and dark marks around the tub and tiles, and the dark grit and grim off the tile floors. 3) Baseboards, window blinds, room fan blades, and window sills need to be wiped down so there are no dust on them. The stairway entrance and first flight of stairs from the stairwell, the refrigerator and freezer, the inside of the microwave (inner, top, around), and the bottom part and top part of the toilet bowl, needs to be wiped down too. Please use this great wiping product:

Please use bleach on the tub, toilet, tiles, floor, or baseboards, if you need to. BUT DO NOT MIX CHEMICALS - it can cause poisoning!

4) Please either clean the linens (bath rug, toilet rug, bath towels, bedding, shower curtain, shower liner) or buy new ones. If there was a rug in ur room, that needs to b cleaned and put back. Also, every steps on the stairs need to be vacuumed and spotless. Especially, if there are some debris or dirt on the side of the stair carpet. I have given you guys the vacuum cleaner in working order. If u broke the vacuum cleaner, it needs to b replaced. In the meantime, u can rent a vacuum cleaner using a rug Doctor:

7) Oven and Refrigerator - they need to be clean and clear of any remaining food. To make cleaning the oven easy, use this product:

8) Dryer Lint Filter and A/C filter needs to be cleaned. Please watch the video on how to clean the A/C filter:

9) You will need to talk with every roommate in order to get everybody else's release and their approval of your satisfactory cleaning of your portion of the common areas in the house.


I will update you with some more information as I get to them. After we finalize our move-out inspection, and everything looks satisfactory to us, we will send you the deposit within 30 days after you have left.
