RENTAL POLICIES & PROCEDURES

To Rent our Rooms, here is a step-by-step Guide:

2)  If you want to move forward with renting a room, Fill out an Online Application to gather your information (Application Fee is $35):

 3)  Once your Application is Approved, we will email you a copy of your individualized Earnest Holding Money / Security Deposit Agreement Form, which outlines the payment that is to be made to hold and secure the room for you upon your arrival date.  Here is a sample of the agreement form:


3)  After you have made your initial deposit (Earnest Holding Money), we will email you a your individualized Contract for Renting the Room.  It will outline the policies and house rules that govern your room and board at the Jasmine House.  Here is a copy of the Room and Board Contract:

4)  We will send you next some friendly information about the other students residing at the guesthouse, and their contact information.  You can get to know them by Facebook or you can exchange phone numbers.  We will confirm a move-in date with you by email or text.  To arrange the move-in date, please call the Property Manager to set up an appointment to meet him at the house to do a move-in inspection, key exchange, and house orientation.

5)  Upon Move-in, your Earnest Holding Money will automatically transform into the Security Deposit which will protect us from any defaults or damages during the term of your residency at our house.  You may pay a small key exchange fee to the Property Manager directly.  And First month's rent will be due the day that you move in. This Security Deposit is refundable upon Satisfactory Move-out Condition. 

6)  During the first week, we will coordinate with you and the other residents at the house, about a cleaning / chore schedule that helps to split up the duties evenly, regarding the maintenance of a clean and tidy house for everybody to enjoy and use.  



You may elect to pitch-in some small monies to help pay for community-use items like toilet paper, trash bags, paper towels, etc.  We also like to use www.chorebuster.net to send out friendly text reminders to everybody, if needed.  Please abide by the house rules and show common courtesy to your roommates.  We expect you to practice good communication skills to help everybody get along with each other in our international guesthouse.  Good Diplomacy starts at home!

7)  We will keep in communication about your stay.

8)  When you are ready to move-out, we will schedule a move-out inspection and key exchange with our Property Manager, and discuss the terms of obtaining your refund of your Security Deposit.  Upon satisfactory move-out inspection, we will refund your Security Deposit within 1 month of your move-out date.
